You have a lander but are contacted via WHOIS! (1.Viewing)

I've landed numerous domains going through back channels instead of the landers.
I usually start with a 5k offer to start dialogue though because most 1k offers will just be ignored.

I've had 10k offers totally ignored and I think that's a mistake by the domain owner. A 10k opening offer should open dialogue on most .ca's even if the asking price is more.
