So EFTY is a pay marketplace, you have to pay to list (use the service) there and then they want 12.5% on top?

Efty could've attracted more investors to switch with lower commission rate.

Note the "or" in first bullet, I read it as 5% if I bring my own deal to Efty to transact. That's attractive, although 1% at Escrow.com is more attractive.
