Rick Schwartz gives positive remarks on new domain appraisal tool

There is a new AI generated appraisal tool at OceanFrontDomains.com. Rick commented on X

“Howard Fellman has unveiled his new ai generated domain appraisal tool and it is fantastic!!”

“Hmmm @PaulENicks @jjstyler It would be a great idea for @GoDaddy and others to dump their incredibly bad, appraisal tools and substitute Howard’s AI tool or something very similar immediately. I imagine it will increase the bottom line substantially.”

“Now, when some moron sends you a @GoDaddy appraisal, you can counter with this appraisal and put them in their place. Finally, all these stupid appraisal tools are dead! Dead!! Dead and buried!!”

I'm impressed too, and like the results. But for me this is too much text in many of the cases I tested. Plus, it looks like it's a pretty direct access to which ever AI is used in the backend, so it could get pretty expensive for Howard.

Very interesting

I have a pretty extensive database of .CA domain sales - it includes 200+ sales of over $20,000 from various sources

What I have found most interesting is the section "Comparable Sales" - so far I've over 20 .CA sales that I'd never heard of... which is great - but I am curious where it is sourcing this particular info?? How accurate is it?

Example: Secure.ca - Sold $10,000 USD
This appraisal tool claims Secure.ca was sold for $47,000 CAD in 2021

I know both could be true...

I've found that AI appraisal tools will return different results - even on the same day. If you've checked a domain with this tool, periodically check and see if you get the same or at least similar results consistently.

Good point. I just had the tool do two back to back appraisals (in the same session) for txt.com, and the second valuation came out at $500k higher than the first.

I figured as much. Useless if you quote your buyer a price and then refer this appraisal to them, only to have them see a completely different price.

I feel like the hype is largely related to the inflated domain values. It's like confirmation bias for domain investors.

The tool has some good information, but many of the reported "sales" appear to be non-existent.

You can also get different results each time you submit the domain.

Just ask the AI (instead of entering a domain name) "please provide sources for your comparable sales" and it will provide you with a bunch of links that will mostly be 404 pages.

Today while working from my laptop, I decided to take another look at this appraisal tool and gave it a 5 letter one word domain and got:

The highest possible retail valuation for xxxxxx is "$12,000 - $20,000 CAD"

Then I went to my office and ran it again because I wanted to re-read some of the analysis. And surprise surprise, the valuation this time was:

... the highest possible retail valuation for xxxxxx today is approximately in the $90,000 to $150,000 CAD range.

While I appreciate the sudden bump in valuation, it kills any sort of credibility of this tool when it comes to pricing.

I also despise the phrasing "the highest possible retail valuation" that it always shows. NO appraisal tool should ever use that terminology - its just ridiculous. So I'm sure the owner told the ai model to summarize "the highest possible retail valuation", but he also needs to tell it to list that valuation without using those terms.

Still lots of work to do on this. Maybe I'll try it again in a few months.

Not usable anymore, used to be good for entertainment value but even that's gone.
