Today while working from my laptop, I decided to take another look at this appraisal tool and gave it a 5 letter one word domain and got:
The highest possible retail valuation for xxxxxx is "$12,000 - $20,000 CAD"
Then I went to my office and ran it again because I wanted to re-read some of the analysis.  And surprise surprise, the valuation this time was:
... the highest possible retail valuation for xxxxxx today is approximately in the $90,000 to $150,000 CAD range.
While I appreciate the sudden bump in valuation, it kills any sort of credibility of this tool when it comes to pricing.
I also despise the phrasing "the highest possible retail valuation" that it always shows.  NO appraisal tool should ever use that terminology - its just ridiculous.  So I'm sure the owner told the ai model to summarize "the highest possible retail valuation", but he also needs to tell it to list that valuation without using those terms.
Still lots of work to do on this.  Maybe I'll try it again in a few months.
